The Seaside (Waterford, Connecticut)
The Seaside is a historic property located in Waterford, Connecticut. It operated as a sanatorium, primarily focused on treating children with orthopedic conditions, particularly tuberculosis of the bone. Founded in 1934 by Dr. J. Lawrence Smith, it was initially known as the Newington Home for Crippled Children Seaside Division. The Seaside was designed in the Art Deco style by architect Cass Gilbert, Jr., the son of prominent architect Cass Gilbert. Its architectural significance lies in its unique combination of Art Deco aesthetics and functional design tailored to the needs of its young patients.
The facility aimed to provide a therapeutic environment with ample natural light and outdoor access to promote healing. The design incorporated sun porches and terraces to maximize exposure to fresh air and sunlight, considered essential components of treatment at the time.
The Seaside operated as a medical facility for several decades. As medical practices evolved and alternative treatments for tuberculosis became available, the need for such sanatoriums diminished. Eventually, the facility closed its doors.
In the years following its closure, The Seaside fell into disrepair and faced the threat of demolition. However, due to its historical and architectural significance, efforts were made to preserve the site. It was listed on the National Register of Historic Places in 1995.
After a lengthy period of debate and planning, The Seaside underwent significant renovation and redevelopment. Today, it has been repurposed as a state park, known as Seaside State Park. The park offers passive recreational opportunities such as walking, picnicking, and enjoying the scenic views of Long Island Sound. Although the interior spaces have been adapted, the exterior maintains much of its original architectural character, serving as a reminder of its past as a pioneering medical institution. The park's preservation allows the public to appreciate the unique history and architectural heritage of The Seaside.
